The Investment Works as follows.
1. The building is bought below market value with planning for 38 apartment units. Being listed makes these buildings quite rare as only 1% of the buildings in Germany are listed. The investor has first charge on the building so their capital is secure.
2. An in-depth sales brochure is completed and the apartments are offered for sale to the German market as a Tax Break. The Apartments are sold to the German Market through 65 specialised agents who only deal with these kind of tax break properties.
3. The apartments are sold and contracts are signed with the German investors.
4. The renovation begins.
5. Throughout the process the investors receive their capital as well as profit on a six monthly basis.
6. The building is completed and the investor is paid the balance of their capital and profit.

Listed buildings give cities their character and are the face of the city. The preservation of these building is a priority for the German Government and so their refurbishment and purchase are incentivised with unique tax advantages for German buyers.
The listed buildings are monuments of premium-class, full of character, personality and charisma. They offer a unique ambiance for the tenants, a very exciting rental yield for the investor and when it is sold, the listed building achieves a price, which cannot be compared with conventional real estate.
The number of these buildings is unfortunately quite low (only about 1% of all properties in Germany), so they are a rare commodity and all the more valuable.

T a x I n c e n t i v e f o r t h e Ger man Investors
The German investor can reclaim 100% of their investment over the next 12 years as a deduction from their tax bill.
From the 1st to 8th year they can deduct 9% of the cost from their tax bill.
From the 9th to 12th year they can deduct 7% of the cost from their tax bill.
The Investment
Investors can come in at a range of capital levels with a minimum of 20,000 Euros.
For example an investment of 20,000 Euros would see the investor getting a return of 12.5%.
The investors' capital is secured on the building and they have first charge on the title so the capital is guaranteed at all times.

The owner of the building is the city of Eckernförde.
